<br />I <br /> <br />. <br /> <br />At the time of the plan adoption, specific public <br />improvements were listed in the preliminary Redevelopment <br />Plan. Included in those improvements was the undergrounding <br />of utilities along Harbor Boulevard between MacArthur and <br />Segerstrom. A $100 million development, in all, Phase I of <br />Clauset Centre consisted of 187,000 square feet of office <br />space valued at $25 million. Phase II will be commenced in <br />the near future. The total cost of the project is estimated <br />at $888,500. Edison is contributing $178,500. That, plus <br />the $250,000 contribution from Trammell Crow Company, leaves <br />a $460,000 balance to be funded by the Agency. <br /> <br />The Project Manager then introduced Mr. Bill <br />Trammell Crow who gave a brief slide presentation, <br /> <br />Lane <br /> <br />of <br /> <br />After a brief discussion, a motion was made by Mr. Acosta, <br />seconded by Ms. McGuigan, and carried unanimously to: <br /> <br />1. <br /> <br />Approve the Agreement for Relocation of Electrical <br />Facilities among the Agency, Trammell Crow and the <br />Edison Company for the undergrounding of utilities <br />on S. Harbor between Segerstrom Avenue and <br />MacArthur Boulevard. <br /> <br />, <br /> <br />2. <br /> <br />Approve Appropriation Adjustment No. 22 authorizing <br />the allocation of funds from the 1984-85 fiscal <br />year budget allocation. <br /> <br />EXCLUSIVE RIGHT TO <br />HARBOR/MC~ADDEN SITE <br /> <br />NEGOTIATE <br /> <br />WITH <br /> <br />EQUIDON <br /> <br />FOR <br /> <br />. <br /> <br />On October 24, 1983, the Redevelopment Agency authorized <br />staff to solicit proposals for the development of the <br />southeast corner of Harbor and McFadden, currently occupied <br />by the Harbor Drive-In Theatre. Request for Proposals (RFP) <br />for the development of a research and development/office <br />complex went out the first of May, with July 17, 1984, as <br />the submission deadl ine. Equidon Investment Builders has <br />proposed the development of a high-quality, mixed use <br />research and development/office complex totaling 342,300 <br />square feet of building space. Included in the proposal is <br />a three-story "landmark" office building on the corner of <br />Harbor and McFadden, as well as 38,800 square feet of <br />financial, restaurant and supportive retail space along the <br />Harbor Boulevard frontage. <br /> <br />The Project Manager then introduced Mr. Kevin Hansen, Vice <br />President of Equidon, to give a slide presentation. <br /> <br />After a brief discussion, a motion was made by Mrs. <br />McGuigan, seconded by Mr. Acosta and carried unanimously to <br />grant a 180-day exclusive right to negotiate to Equidon <br />Investment Builders for development of the Harbor/McFadden <br />site. <br /> <br />-2- <br /> <br />2- <br />
