<br />I MINUTES <br /> <br />~taff reported the following errors within the minutes of the Regular <br />Joint Meeting held on January 22, 1985: 1) Under the roll call, John <br />Acosta was NOT present: 2) Under the roll call, Daniel H. Young was, <br />in fact, present: 3) On page two of the minutes, in point three of <br />Robert Hoffman' s prepared statement, "additional sales tax revenues <br />for the City of approximately $9000,000 per year" should have read <br />"additional sales tax revenues for the City of approximately $900,000 <br />per year". A motion was made by Commissioner McGuigan, seconded by <br />Commissioner Young, and carried unanimously (7:0) to approve the <br />minutes of the Regular Joint Meeting held on January 22, 1985 <br />contingent upon the corrections which were necessary and which have <br />already been made. <br /> <br />A-2 SITE DEVELOPMENT <br /> <br />Robert C. Bobb, City Manager, provided an oral background report on <br />the proposed Centerpointe development. Mr. Bobb stated that the site <br />is bordered by Broadway Street on the east, civic Center Drive on the <br />north, Ross Street on the west, and Fourth Street on the south. The <br />proposed development would consist of a 225-room quality hotel, a <br />tiel-story 230,000 square foot office tower, a 50,000 square foot <br />tele-communications conference center and 60,000 square feet of <br />speciali ty retail. The development is currently designed as two <br />separate towers with a diagonal pedestrian pass-through from the <br />southeast corner of Ross and Fifth Streets to mid-block on the north <br />side of Fourth Street between Ross and the vacated portion of Birch <br />Street. Mr. Bobb explained that he views Centerpointe as a flagship <br />project. Mr. Bobb then introduced Maureen McAvey, of the Carley <br />Capital Group. Ms. McAvey provided brief background on her company's <br />involvement with this proposal, stating that the developer has already <br />invested a year in the project. Ms. McAvey then introduced the Carley <br />"team": Jim Carley and Allan Toman. Jim Carly, president of the <br />Carley Capital Group, introduced Barry Elbasani, the Carley architect. <br />Mr. Elbasani presented a slide show highlighting current design <br />concepts for the proposed development. Following the presentation, <br />Ms. McGuigan asked if the delivery and supply trucks would be separate <br />from the food vending and retail areas. Mr. Elbasani stated that all <br />such trucks will be routed into one central receiving area. Mr. Young <br />inquired regarding the schedule for the development. Ms. tI~cAvey <br />replied that a public hearing will be scheduled for April 16 , and <br />that Carley is already currently involved in discussions with <br />.otential hotel operators. She further stated that Carley hopes to <br />break ground this year, with construction taking two years. Mr. <br />Luxembourger asked if provisions for two separate fire flows were <br />planned, to which Mr. Elbasani replied that no fire code has been <br />written for the proposed building. Mr. Luxembourger queried regarding <br />the number of proposed parking spaces. Rex Swanson, Deputy City <br />Manager/Development, stated that approximately 1,000 spaces would be <br />allocated and referred to a pending parking management plan.
