' , <br /> f. <br /> g. <br /> h. <br /> i. <br /> j . <br /> k. <br />. l. <br /> <br />Sites that should be preserved and/or enhanced <br /> <br />Prominent view and vistas <br /> <br />Areas suitable for rehabilitation <br /> <br />Areas suitable for clearance and redevelopment <br /> <br />Major physical and/or environmental barriers <br /> <br />Land use ,compatibility and suitability <br />Major transportation corridors <br /> <br />The Contractor shall prepare maps that define major develop- <br />ment. opportunities and factors that influence design of the Project <br />Area. <br /> <br />Task 3 - Economic Input <br /> <br />The Contractor shall receive from LSC on an ongoing basis <br />all progress reports and findings on a task basis as agreed and <br />coordinated by the Agency staff. <br /> <br />Task 4 - Summary Phase I <br /> <br />This phase will culminate in the identification of all <br />significant and relevant characteristics influencing redevelop- <br />ment in the Project Area. The consolidation of these planning <br />and economic efforts will result in a detailed and objective <br />understanding of the physical constraints, opportunities, and <br />economic realities as a basis for development of alternative land <br />use proposals. <br /> <br />~ <br /> <br />Task 5 - Alternative Development Plan Proposals <br /> <br />Based on the data compiled and evaluated in Tasks l, 2 and <br />3, the Contractor shall prepare several concepts for the Project <br />Area. The Contractor shall explore innovative solutions to the <br />Santa Ana situation and shall refine the exploratory concepts <br />into three development plans concepts for presentation to the <br />Agency. The three development plan concepts shall respond to <br />the following factors: <br /> <br />. <br /> <br />a. <br /> <br />Community goals and objectives <br /> <br />b. <br /> <br />Major environmental factors influencing design <br /> <br />Existing and proposed development with and surrounding <br />the Project Area <br /> <br />c. <br /> <br />-3- <br /> <br />~tP-~ <br />
