Service area requirements including parking, service and <br />access points, open space, parks <br /> <br />The preliminary concepts shall consider the c~ose ~oor~~ation <br />betw~en the planning and the execution of economic activities, as <br />well as the involvement of the Santa Ana Redevelopment Agency, Re- <br />development Commission and Project Area Committee. The preliminary <br />concepts showing promise based on the assessment of the Contractor, <br />the Agency and LSC shall be refined into three development plan <br />solutions to be presented to the Redevelopment Agency and other <br />community and city entities and organizations. ' <br /> <br />Each development plan concept shall be completed to a level <br />of detail to permit "rough" environmental and financial testing. <br />The following elements shall be included: <br /> <br />a. Land Use - acreage and floor area requirements <br /> <br />b. Circulation - major arterials, access points, pedestrian <br />systems <br /> <br />c.Utilities <br /> <br />Task 6 - Economic Input <br /> <br />Contractor shall receive from LSC more specific and defined <br />information regarding marketability and land use potential in <br />preliminary form. <br /> <br />In calculating each alternative, the Agency Will have an <br />indication of resource requirements and costs. Hence, in conjunc- <br />tion with the economic consultant, contractor will assist in <br />identifying the probable costs, such as relocation, street improve- <br />ments, and closures, and the resources refined and available, such <br />as capitol improvement programs. <br /> <br />Task 7 - Final Development Plan <br /> <br />Based on the concept alternative mutually selected by the <br />Contractor, Agency and LSC, the Contractor shall prepare a final <br /> <br />. <br /> <br />-4- <br /> <br />~-~ <br />
