The plan shall be a guide for the orderly <br />development of land within the project Area and shall be a state- <br />ment of Agency and community goals. <br /> <br />. <br /> <br />In close coordination with the Agency, the Contractor shall <br />review the existing Redevelopment Plan for the Project Area in <br />light of the infor~ation revelated in the previous tasks and shall <br />indicate recommended changes in the Redevelopment Plan as appro- <br />priate. In the event changes are required, the Contractor with <br />the Agency shall prepare a revised Redevelopment Plan consistent <br />with State Redevelopment Law. The Plan for the entire 320 acres <br />shall include recommended land use by category, circulation system <br />including vehicular, bicycle, pedestrian and public, and utilities <br />by type. <br /> <br />Task 8 - Economic Input <br /> <br />Contractor shall receive from LSC a report on all final <br />findings. <br /> <br />Task 9 - Illustrative Design Guide <br /> <br />Along with the development plan and possible revisions to <br />the Redevelopment Plan to be approved by the Agency, the Contrac- <br />tor shall prepare accompanying data to be called the Illustrative <br />Design Guide. The Guide is not intended to be a legally adopted <br />report but rather is intended to serve as the Contractor's re- <br />commendation regarding design and planning in the Project Area. <br />The Guide shall show the interrelationships between different uses <br />and users in the Project Area and shall show site locations for <br />each land use as well as a comprehensive circulation system. <br /> <br />, The opportunity areas selected in Task 2 shall be more closely <br />studied and formulated into definitive urban design concepts <br />which will illustrate the recommended aesthetic image for the <br />projec Area. Illustrative site planning shall focus on the arrange- <br />ment, placement and treatement of buildings and spaces in relation <br />to each other and the surrounding environment. The following ele- <br />ments shall be prepared: building forms and orientation, building <br />height, intensities of development, building location, location <br />and direction of vehicular and pedestrian linkages, parking and <br />service areas. The illustrative work shall describe the recommended <br />architectural character and special design features for the selected <br />opportunity areas. In addition to the illustrative concepts for <br />the selected opportunity areas, the Contractor shall prepare overall <br />design controls pertinent to the development of the entire 320 acre <br />Project Area. <br /> <br />. <br /> <br />-5- <br /> <br />ltCl- ~ <( <br />
