<br />. <br /> <br />. <br /> <br />. <br /> <br />(e) Payment of the Purchase Price and Recordation of Deed. <br />The Redeveloper shall deposit the Purchase Price for the Property <br />with the Escrow Agent upon or prior to the date for conveyance <br />thereof providing that the Escrow Agent shall have notified the <br />Redeveloper in writing that the Deed conveying the Property to <br />the Redeveloper, properly executed and acknowledged by the Agenc" <br />has been delivered to the Escrow Agent and that title to the Pre <br />perty is in condition to be conveyed in conformity with the <br />provisions of paragraph (a) of this Section. The Escrow Agent <br />shall deliver the Purchase Price to the Agency simultaneously <br />with (1) the delivery to the Redeveloper of a title insurance <br />policy insuring title in conformity with paragraph (f) of this <br />Section and (2) the filing of the Deed for recordation among the <br />land records in the Office of the County Recorder for Orange <br />County. <br /> <br />(f) Title Insurance. Concufrent1y with recordation of the <br />Deed conveying title to the Property, Safeco Title Insurance <br />Company ("Title Co."), or some other title insurance company <br />satisfactory to the Agency and the Redeveloper, shall provide <br />and deliver to the Redeveloper a title insurance policy issued by <br />the Title Co. insuring that the title is vested in the Redeveloper <br />in the condition required by paragraph (a) of this Section. The <br />Title Co. shall provide the Agency with a copy of the title insu- <br />rance policy and the title insurance policy shall be in the amount <br />of the Purchase Price for the property. <br /> <br />Concurrently with the recording of the Deed conveying title <br />to the Property, the Title Co. shall, if requested by Redeveloper" <br />provide Redeveloper with an endorsement to ensure the amount of <br />the Redeveloper's estimated construction costs of the improvements <br />to be constructed upon the Property. The Redeveloper shall pay <br />the entire premium for any such increases in coverage requested <br />by it. . <br /> <br />The Agency shall pay only for that portion of the title <br />insurance premium attributable to a CLTA standard form policy of <br />title insurance in the amount of the Purchase Price of the Pro- <br />perty. The Redeveloper shall pay for all additional premiums <br />and for any extended coverage or special endorsements. <br /> <br />(g) Taxes and Assessments. Ad valorem taxes and assessments, <br />if any, on the Property and taxes upon this Agreement or any rights <br />thereunder, levied, assessed, or imposed for any period commencinq <br />prior to conveyance of title shall be borne by the Agency. All <br />ad valorem taxes and assessments on the Property levied, assessed <br />or imposed for any period commencing after closing of the escrow <br />shall be paid by the Redeveloper. <br /> <br />-8- <br />
