<br />KO - 03/1/05 <br /> <br />RESOLUTION NO. 2005-01 <br /> <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2005-02 AS CONDITIONED FOR THE <br />PROPERTY LOCATED AT 4004 WEST MCFADDEN <br />AVENUE (COUNTY MAP NO. 2004-100) <br /> <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br /> <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br /> <br />A. The Applicant is requesting approval of a tentative parcel map to subdivide <br />a 0.48-acre parcel into three residential lots at 4004 West McFadden <br />Avenue, to facilitate the construction of two new single-family dwellings. <br /> <br />B. Tentative Parcel Map No. 2005-02 came before the Zoning Administrator <br />of the City of Santa Ana for a duly noticed public hearing February 23, <br />2005. <br /> <br />C. The Zoning Administrator determines that the following findings have been <br />established: <br /> <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br /> <br />The proposed subdivision creates three residential lots that <br />comply with the Low-Density Residential provisions, <br />including density. <br /> <br />2. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes, as well as other <br />applicable City ordinances. <br /> <br />The proposed subdivision conforms to all provisions of the <br />zoning and subdivision codes, including the minimum lot size <br />and street frontage requirements, as well as meets the letter <br />and intent of the State of California Subdivision Map Act <br />provisions. <br /> <br />318-13 <br /> <br />Resolution No. 2005-01 <br />Page 1 of 3 <br />
