The following items must be included as interior amenities <br />within each unit and the common areas: Concierge services for <br />the residents, granite counter tops, hardwood flooring, <br />General Electric Monogram appliances or equivalent, tiled <br />bathroom and shower walls , individual laundry hook-ups, gas <br />fireplaces, high-end furniture and equipment within the <br />resident lounge and fitness center. The exact specifications <br />for these items are subject to the review and approval of the <br />Planning Manager. <br /> <br />15. The following items must be included as exterior amenities for <br />the development: Enhanced paving on the walkways and central <br />courtyard, palm trees along First American Way, an outdoor <br />fireplace and barbeque on the amenity deck, at least one water <br />feature on the amenity deck. The exact specifications for <br />these items are subj ect to the review and approval of the <br />Planning Manager. <br /> <br />16. A minimum of 7,000 square feet of private storage space shall <br />be provided within the parking deck. The storage space shall <br />be divided among all homeowners and shall be provided at no <br />cost to the residents. <br /> <br />Mitigation Measures <br /> <br />17. All material excavated or graded will be sufficiently watered <br />to prevent excessive amounts of dust. Watering with complete <br />coverage shall occur at least twice daily, once in the late <br />morning and once after work is done for the day. <br /> <br />18. All clearing and earthwork activities shall cease during <br />period of high winds (winds greater than 25 mph averaged over <br />one hour) or during Stage 1 or Stage 2 smog episodes. <br /> <br />19. Streets surrounding the project site should be cleaned at the <br />end of each day of construction. <br /> <br />20. All material transported offsite shall either be sufficiently <br />watered or securely covered to prevent excessive amounts of <br />dust. <br /> <br />21. The amount of area disturbed by clearing and earthwork <br />activities shall be minimized at all times. <br /> <br />75C-123 <br />
