<br />4. <br /> <br />The proposed site is physically suitable for the existing <br />industrial development as proposed since the property is <br />located within the Light Industrial (M1) zoning district and <br />has a General Plan land use designation of Industrial (IND). <br />Additionally, this site is surrounded by industrial uses to the <br />north, south, east and west. <br /> <br />The design and improvements of the proposed project will not <br />cause substantial environmental damage or substantially and <br />avoidably injure fish and wildlife or their habitat. <br /> <br />Since the project site is located in an urbanized area, there <br />are no known fish or wildlife populations existing on the <br />project site. Therefore, the proposed subdivision will not <br />cause any substantial environmental damage or <br />substantially and avoidably injure fish and wildlife or their <br />habitat. <br /> <br />5. <br /> <br />The design or improvements of the proposed project will not cause <br />serious public health problems. <br /> <br />The proposed subdivision will not have any detrimental <br />effects upon the general public. Each property included <br />sewer, water and necessary infrastructure improvements as <br />conditioned in Development Project Review No. 03-67. <br /> <br />6. <br /> <br />The design or improvements of the proposed project will not conflict <br />with easements necessary for public access through or use of the <br />property within the proposed project. <br /> <br />The design or improvements of the proposed project will not <br />conflict with easements necessary for public access through <br />or use of the property within the proposed project since the <br />proposed new driveway easement will be available for public <br />access. <br /> <br />Section 2. This project was reviewed in accordance with the Guidelines for the <br />California Environmental Quality Act. The recommendation is exempt from further <br />review pursuant to Section 15315. This Class 15 exemption allows the division of <br />property in urbanized areas into four or fewer parcels that meet applicable General Plan <br />and zoning regulations.
