<br />KO - 03/21/0S <br /> <br />RESOLUTION NO. 2005-04 <br /> <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2005-01 AS CONDITIONED TO <br />SUBDIVIDE AN EXISTING PARCEL INTO TWO LOTS FOR <br />THE PROPERTY LOCATED 1939 SOUTH SUSAN STREET <br />(COUNTY MAP NO. 2004-288) <br /> <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br /> <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br /> <br />A. <br /> <br />B. <br /> <br />C. <br /> <br />The Applicant is requesting approval of a tentative parcel map to subdivide <br />an existing parcel into two lots at 1939 South Susan Street. <br /> <br />Tentative Parcel Map No. 2005-01 came before the Zoning Administrator <br />of the City of Santa Ana for a duly noticed public hearing March 23, 2005. <br /> <br />The Zoning Administrator determines that the following findings have been <br />established: <br /> <br />1. <br /> <br />The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br /> <br />The proposed subdivision is consistent with the Industrial <br />land use designation and all other elements of the General <br />Plan. <br /> <br />2. <br /> <br />The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br /> <br />The proposed project, as conditioned, conforms to the <br />provisions of the zoning code with respect to lot size, <br />frontage and setbacks. <br /> <br />3. <br /> <br />The project site is physically suitable for the type and density of the <br />proposed project. <br /> <br />31A-12 <br /> <br />Resolution No. 200S-04 <br />Page 1 of 3 <br />
