<br />3. <br /> <br />The project site is physically suitable for the type and density of the <br />proposed project. <br /> <br />The proposed subdivision is appropriately suited for the site <br />and the surrounding area. The tentative parcel map will not <br />effect the existing development, as the maximum floor area <br />ratio (FAR) threshold will continue to remain in effect. <br /> <br />4. <br /> <br />The design and improvements of the proposed project will not <br />cause substantial environmental damage or substantially and <br />avoidable injure fish or wildlife or their habitat. <br /> <br />The project is currently developed with two <br />industrial/commercial buildings, with no proposal for new <br />construction. No fish or wildlife will be affected by the <br />approval of this map. <br /> <br />5. <br /> <br />The design or improvements of the proposed project will not cause <br />serious public health problems. <br /> <br />The proposed parcel map will consolidate five existing <br />parcels and create two conforming parcels consistent with <br />the Light Industrial (M1) zoning district and Subdivision Map <br />Act. Approval of Tentative Parcel Map No. 2005-04 will not <br />yield in any additional impacts upon public health in the area, <br />as no new development is proposed. <br /> <br />6. <br /> <br />The design of improvements of the proposed project will not conflict <br />with easements necessary for public access through or use of the <br />property within the proposed project. <br /> <br />Approval of the tentative parcel map will not create <br />obstructions or hindrances for access on Susan Street or <br />Central Avenue or other easements. Each parcel will have <br />independent street access. <br /> <br />Section 2. This project was reviewed in accordance with the Guidelines for the <br />California Environmental Quality Act. The recommendation is exempt from further <br />review pursuant to Section 15315. This Class 15 exemption allows minor land divisions <br />into four or fewer parcels on properties that meet applicable General Plan and zoning <br />regulations.
