<br />KO - 03/21/05 <br /> <br />RESOLUTION NO. 2005-06 <br /> <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2005-04 AS CONDITIONED TO <br />RECONFIGURE FIVE EXISTING PARCELS INTO TWO <br />INDUSTRIAL PARCELS FOR THE PROPERTIES LOCATED <br />AT 2621 SOUTH SUSAN STREET AND 3121 WEST <br />CENTRAL AVENUE (COUNTY MAP NO. 2004-241) <br /> <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br /> <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br /> <br />A. <br /> <br />The Applicant is requesting approval of a tentative parcel map to <br />reconfigure five existing parcels into two industrial Parcels for the property <br />located at 2621 South Susan Street and 3121 West Central Avenue. <br /> <br />B. <br /> <br />Tentative Parcel Map No. 2005-04 came before the Zoning Administrator <br />of the City of Santa Ana for a duly noticed public hearing March 23, 2005. <br /> <br />The Zoning Administrator determines that the following findings have been <br />established: <br /> <br />C. <br /> <br />1. <br /> <br />The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br /> <br />The proposed subdivision will have no effect on the land <br />uses as prescribed by the General Plan. The project will <br />serve only to reconfigure existing property lines and will not <br />alter the physical appearance of the project. <br /> <br />2. <br /> <br />The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes, as well as other <br />applicable City ordinances. <br /> <br />The proposed subdivision conforms to the minimum lot size <br />and street frontage requirements, as well as meets the letter <br />and intent of the State of California Subdivision Map Act <br />provisions. <br /> <br />318-13 <br /> <br />Resolution No. 2005-06 <br />Page 1 of 3 <br />
