<br />Tentative Tract Map No. 2005-01 <br />April 11, 2005 <br />Page 2 <br /> <br />association created for the multiple owners of the condominium <br />units. <br /> <br />As part of the scope of this project, improvements are proposed <br />to be made to the six existing buildings on the site. As <br />proposed, the buildings will be painted, existing shake roofs <br />will be replaced with a new lightweight concrete tile, and stone <br />veneer will be added to the base of building columns. An art <br />piece and two Canary Island pine trees are also proposed to be <br />added to the site. No new square footage is proposed. <br /> <br />ENVIRONMENTAL IMPACT ANALYSIS <br /> <br />The following is an environmental analysis on the proposed <br />proj ect, based on the City of Santa Ana's CEQA Environmental <br />Checklist. For each environmental issue, the analysis identifies <br />the level of impact that is anticipated to occur. Where needed <br />mitigation measures have been identified to reduce potentially <br />significant impacts to a level considered less than significant. <br /> <br />I. AESTHETICS <br /> <br />(A.) No Impact <br /> <br />The proposed project will not change the visual appearance of <br />the office park because there are no new buildings or building <br />square footage proposed as part of the project. The project <br />consists of the subdivision of land only. The project site is <br />situated within an area that is characterized with commercial <br />land uses. The City's General Plan indicates that there are no <br />scenic or historic resources located on the project site. <br />Therefore, implementation of the proposed project would not <br />result in adverse impacts to any onsite or adjacent scenic or <br />historic resource. <br /> <br />(B. C) Less Than Significant Incorporated <br /> <br />According to the City of Santa Ana Urban Design Element the <br />project site is located within the Freeway Window Design <br />District.
