<br />REQUEST <br /> <br />C.T. Realty Corporation has submitted a tentative tract map to <br />subdivide three parcels within the Brookhollow Office Park into <br />six parcels and three common area lots. The map will also allow <br />each of the six buildings to be converted into commercial <br />condominiums. The proj ect requires approval by the Planning <br />Commission because the project site is located within a Specific <br />Development zoning designation. <br /> <br />SETTING <br /> <br />The project site is located within the 34.7-acre Brookhollow <br />Office Park, which currently consists of 18 parcels and five <br />common area lots. The office park is governed by Covenants, <br />Conditions and Restrictions (CC&R's) controlled by a Master <br />Association. The subject site consists of three parcels and two <br />common area lots within the inner ring of the office park <br />totaling 6.47 acres. There are six buildings on the proj ect <br />si te with a combined total of 98,227 square feet. Access to <br />these parcels is from Brookhollow Drive, a private street that <br />circles the project site. The property has a zoning designation <br />of Specific Development No. 8 (SD-8) and a General Plan <br />Designation of Professional and Administrative Office (PAO), <br />which allows a Floor Area Ratio (FAR) of 0.50. Surrounding land <br />uses include industrial and commercial development to the north; <br />commercial uses and the Costa Mesa (SR-55) Freeway to the south; <br />Costa Mesa (SR-55) Freeway to the east; and a Southern <br />California Edison primary distribution station, vacant land and <br />hotel/motel uses to the west. <br /> <br />PROPOSED PROJECT <br /> <br />The applicant is proposing a tentative tract map for condominium <br />purposes that would also allow the subdivision of three parcels <br />of land into six smaller parcels and three common area lots. A <br />separate fee parcel is being created around each of the six <br />buildings on site, with property lines as close as 10 feet from <br />the walls of each building. Upon recordation of a final tract <br />map, the applicant will have the option to either own, operate <br />or sell each of the six individual parcels and buildings as a <br />whole to a single owner, or record a condominium plan in favor <br />of each parcel and further subdivide each building into <br />commercial condominiums which may be sold off separately or to <br />multiple owners. Three lots will provide common area, <br />landscaping, access and parking for the six parcels. The <br />proj ect will be governed by the Master Association wi thin the <br />Brookhollow Office Park, a sub-association comprised of the <br />owners of each of the six created parcels and a separate sub- <br /> <br />31~11 <br />
