<br />. <br /> <br />. <br /> <br />. <br /> <br />MacArthur Place South Findings and Facts in Support of Findings <br />Environmental Impact Report <br /> <br />The adverse impacts of the MacArthur Place South project related to cumulative traffic and <br />transportation impacts would be mitigated to below a level of significance based on <br />implementation of mitigation measures T-2. <br /> <br />4.2.5 Impacts Related to Utilities and Service Systems <br /> <br />Potentiallv Significant Adverse Impacts Related to Utilities and Service Svstems <br /> <br />As discussed in Section 5.12 of the EIR, implementation of the MacArthur Place South project <br />would increase the demand for utilities and service systems. Without adequate coordination <br />impacts to utilities and service systems could be significant. <br /> <br />Findings Related to Impacts on Utilities and Service Svstems <br /> <br />Mitigation measures and/or project enhancement measures have been incorporated into the <br />project, which avoid or substantially lessen the significant environmental effect as identified in <br />the EIR. <br /> <br />Facts in Support of the Finding Related to Impacts on Public Services <br /> <br />Implementation of mitigation measures U-I, U-2, U-3, U-4, U-5, U-6, U-7, U-8, and U-9 <br />provided below, would substantially lessen the adverse impacts of the MacArthur Place South <br />project related to public services and would reduce this potentially significant adverse impact to <br />below a level of significance. <br /> <br />U-1 Prior to issuance of grading permits, the project developer shall coordinate with SCE to <br />determine the exact location of all underground and overhead electrical facilities. All <br />electrical facilities and associated structures to be left on the project site shall be <br />protected from damage. <br /> <br />U-2 Prior to issuance of grading permits, the project developer shall ensure that grading plans <br />reflect the under grounding of utility lines serving the proposed project. <br /> <br />U-3 Prior to issuance of grading permits, the project developer shall coordinate with Southern <br />California Gas to determine the exact location of all underground natural gas facilities. <br />All gas pipelines and associated structures to be left on the project site must be protected <br />from damage. <br /> <br />U-4 Prior to issuance of grading permits, the project developer shall coordinate with Adelphia <br />Communications to determine the exact location of all underground cable facilities. The <br />developer shall protect all existing cable lines and associated structures to be left on the <br />project site for damage. <br /> <br />U-5 Prior to issuance of grading permits, the project developer shall coordinate with SBC <br />Communications (formerly Pacific Bell) to determine the exact location of all <br />underground telephone facilities.
