Create a significant adverse environmental impact to <br />drainage patterns due to changes in runoff flow rates or <br />volumes. <br /> <br />Less Than Significant Impact <br /> <br />The project site is located within an urbanized area with <br />improved drainage facilities. Based on preliminary analysis <br />of drainage conditions and facilities on the project site <br />and surrounding area, the City's Public Works Department <br />has indicated that it is feasible that existing drainage <br />facilities within the project area would be able to <br />adequately drain the proposed project. However, to help <br />address cumulative drainage impacts in the project area, <br />the proposed project would be subject to Drainage <br />Assessment Fees. <br /> <br />F. Place housing within a 100-year floodplain, as mapped <br />on a federal Flood Hazard Boundary or Flood Insurance <br />Rate Map or other flood hazard delineation map? <br /> <br />G. Implementation of the proposed <br />project would not increase the risk of flooding. <br /> <br />IX. LAND USE/PLANNING <br /> <br />A. Physically divide an established community? <br /> <br />No Impact <br /> <br />The proposed project would not physically divide any <br />established community, in that the project area is an <br />existing commercial center and the proposed project <br />involves the development of restaurant uses.
