Result in inadequate emergency access <br /> <br />Less Than Significant Impact <br /> <br />As part of the City's development review process, the Fire <br />Department has reviewed the proposed project for potential <br />impacts in regards to emergency access. The Fire Department <br />has determined that adequate emergency access would be <br />provided. <br /> <br />F. Result in inadequate parking capacity <br /> <br />Less Than Significant Impact <br /> <br />The proposed project is requesting approval of a variance <br />to reduce the required parking for the two restaurant uses. <br /> <br />Based on the City's parking requirements a total of 1,479 <br />parking spaces are required for the Riverview West Market <br />place. In 1995 a seven percent parking reduction variance <br />was approved for the Riverview West Market Place. The <br />construction of the two restaurants would result in the <br />loss of 34 parking spaces. With the loss of this parking <br />the overall parking requirement for the center would be <br />reduced by 11 percent. <br /> <br />In order to analyze whether or not the existing amount of <br />parking at the Riverview West Market Place would be <br />adequate to support the proposed project, a parking <br />analysis was prepared. The study uses the Urban Land <br />Institute Shared parking Methodology to determine the <br />availability of parking at various times of the day and <br />evening. The analysis determined that sufficient on-site <br />parking would be available to support the existing and <br />proposed land uses. Therefore, implementation of the <br />proposed project would not result inadequate parking <br />capacity. <br /> <br />G. Conflict with adopted policies supporting alternative <br />transportation <br /> <br />No Impact <br /> <br />The proposed project would not be in conflict with any <br />adopted policies regarding alternative modes of <br />transportation.
