W � <br />v _ � <br />z o v <br />C> C= <br />o <br />z cil <br />z¢Y <br />`z w F— <br />Y J p <br />coo <br />oca <br />z � <br />c; - <br />N-2005-067 <br />LEASE AGREEMENT BETWEEN THE CITY OF SANTA ANA <br />AND THE GIRL SCOUTS COUNCIL OF ORANGE COUNTY <br />PARTIES <br />This Lease, dated February 17, 2005, is made and entered by and between the City of <br />Santa Ana, a charter city and municipal corporation duly organized and existing under the <br />Constitution and laws of the state of California ("Landlord") and the Girl Scout Council <br />of Orange County, a non-profit organization ("Tenant'). <br />2. PREMISES <br />Landlord does hereby lease to Tenant, and Tenant hereby leases from Landlord certain <br />office space: (642 square feet) ("Area A") being agreed, for purpose of this Lease, <br />situated within that certain building known as Corbin Family Resource Center, 2215 <br />West McFadden Santa Ana 92702 a facility owned and operated by Landlord in the City <br />of Santa Ana 92701 ("Property") more fully described in Exhibit A (attached hereto and <br />incorporated herein by reference); (144 square feet) ("Area B") being agreed, for <br />purpose of this Lease, situated within that certain building known as Corbin Family <br />Resource Center, 2215 West McFadden Santa Ana 92702 a facility owned and operated <br />by Landlord in the City of Santa Ana 92701 ("Property") more fully described in Exhibit <br />B (attached hereto and incorporated herein by reference, together referred to as <br />"Premises"). <br />3. TERM OF LEASE <br />The term of this Lease shall be for three (3) years, commencing on the first (1st) day of <br />May 2005, and ending on the thirtieth (30th) day of April 2008. <br />4. RENT <br />Tenant agrees to pay to Landlord as rental: <br />a. Area A (642 sq. ft.) the sum of three hundred and twenty one dollars <br />($321.00) (.50 per/sq.ft.), per month, on or before the fifth day of the first full calendar <br />month of the term hereof and like sum on or before the first day of each and every <br />successive calendar month thereafter during the term hereof. In addition, Tenant agrees <br />to pay utility and custodial cost of one hundred and twenty six and seventy-one cents <br />($126.71) per month on or before the fifth day of the first full calendar month of the term <br />hereof and like sum on or before the first day of each and every successive calendar <br />month thereafter during the term hereof. Rent and/or custodial cost for any period during <br />the rental term which is less than one (1) month shall be a prorated portion of the monthly <br />installment herein, based upon a thirty (30) day month. Rent and custodial cost shall be <br />increased by 4% annually during the term of this lease. City at its discretion may <br />decrease the annual increase to a percentage lower than the above stated upon a writing <br />signed by Landlord and Tennant. <br />b. Area B (144 sq.ft.) the sum of 0, per month, as rent. Tennant agrees to <br />Pay Landlord utility and custodial cost of thirty-nine dollars and sixty cents ($39.60) per <br />month on or before the fifth day of the first full calendar month of the term hereof and <br />like sum on or before the first day of each and every successive calendar month thereafter <br />
