<br />EucIid Street Zone Change/Subdivision ER 2005-138 <br /> <br />EUCLID STREET ZONE CHANGE/SUBDIVISION <br />INITIAL STUDY ER 2005-138 <br /> <br />Project Request <br /> <br />The proposed project is a request for a zone change from <br />Community Commercial to Single Family Residence and <br />approval of a parcel map to allow the subdivision of two <br />lots for the construction two single-family residences. <br /> <br />Setting <br /> <br />The project site is located at 606 South Euclid Street on <br />the Westside of Euclid Street between MacFadden Avenue and <br />the Orange County Flood Control Channel. The project site <br />consists of .30-acres of area, rectangular in shape and <br />currently vacant. The project site is surrounded by <br />multiple family residential uses to the east, a <br />church/school to the west and north and commercial uses to <br />the south. <br /> <br />The project site is located within the Community Commercial <br />zoning district and has a General Plan land use designation <br />of Low density Residential at 7 dwelling units per acre. <br /> <br />Project Description <br /> <br />The proposed project involves the subdivision of two single <br />family lots and the construction of two single family <br />homes. Each lot would be 6,600 square feet in size. Each <br />home would include 2,813 square feet of living area. A 2- <br />car attached garage would be provided for each home. <br /> <br />The architectural design for the proposed homes would be <br />Spanish Mediterranean. The exterior building materials <br />would include; tile roof, stucco, precast concrete stone <br />and brick veneer and decorative window surrounds. The <br />Spanish Mediterranean design of the homes would be accented <br />with arched doorways, windows and entries. <br /> <br />ENVIRONMENTAL IMPACT ANALYSIS <br /> <br />The following is an environmental analysis on the proposed <br />project based on the City of Santa Ana's CEQA Environmental <br />Checklist Form. The analysis incorporates by reference the <br />analysis in the City of Santa Ana Updated General Plan Land <br /> <br />1 <br /> <br />75A-20 <br />
