<br />KO -1014/05 <br /> <br />RESOLUTION NO. 2005-14 <br /> <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2005-07 AS CONDITIONED FOR THE <br />PROPERTY LOCATED AT 801 NORTH MAIN STREET <br />(COUNTY MAP NO. 2005-145) <br /> <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br /> <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br /> <br />A. The Applicant is requesting approval of Tentative Parcel Map No. 2005-07 <br />(County Map No 2005-145) to consolidate eight parcels into one parcel for <br />the Orange County Performing Arts Pavilion at 801 North Main Street. <br /> <br />8. On September 21,2005, the Zoning Administrator held a duly noticed <br />public hearing and approved Tentative Parcel Map No. 2005-07 (County <br />Map No. 2005-145) as conditioned. <br /> <br />C. For Tentative Parcel Map No. 2005-07, the Zoning Administrator <br />determines that the following findings have been established: <br /> <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the District Center land use <br />designation of the General Plan and are otherwise consistent with <br />all other elements of the General Plan and any applicable specific <br />plans. <br /> <br />The proposed subdivision will have no effect on the land <br />uses as prescribed by the General Plan. The project will <br />serve to consolidate existing property lines and will not alter <br />the physical appearance of the project. <br /> <br />2. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes, as well as other <br />applicable City ordinances. <br /> <br />The proposed subdivision conforms to the minimum lot size <br />and street frontage requirements established in the Midtown <br />Specific Plan. In addition, the subdivision meets the letter <br />and intent of the State of California Subdivision Map Act <br />provisions. <br /> <br />Resolution No, 2005-14 <br />Page 1 of3 <br /> <br />31A-12 <br />
