<br />Tentative Parcel Map 2005-07 <br />September 21, 2005 <br />Page 2 <br /> <br />Project Description <br /> <br />Caribou Industries proposes to consolidate eight parcels into one parcel <br />to comply with the conditions of approval for Variance No. 2004-08. The <br />primary parcel, Parcell, will result from the consolidation of seven <br />parcels and will total approximately 0.98 acres. The eighth parcel, <br />located east of the site, is a 6,175 square foot lot. No new construction <br />or development is proposed on either parcel (Exhibit 3). <br /> <br />Ana1ysis of the Issues <br /> <br />The proposed subdivision is consistent with the goals and obj ecti ves of <br />the City's General Plan designation to promote development which has a net <br />communi ty benefj t and enhances the quality of life of the districts and <br />neighborhoods. The proposed lot consolidation creates one 49,000 square <br />foot conforming parcel and insures that the parking areas that currently <br />serve the new theater and restaurant building will not be sold or <br />developed separately. <br /> <br />The subdivision as proposed and conditioned conforms to the California <br />Subdivision Map Act as well as the City's development standards <br />established for the Civic/Professional District of the Midtown Specific <br />Plan. The proposed subdivision will have no effect on the land uses as <br />prescribed by the General Plan as the project will serve only to <br />consolidate existing property lines.
