<br />Shea Homes Residential Project <br />Environmental Impact Report <br /> <br />Findings and Facts in Support of Findings <br /> <br />The proposed project includes a mix of two car and four car garages. Each residential dwelling unit <br />would be provided with four parking spaces. Implementation of the proposed project would not <br />result in an adverse parking impact. <br /> <br />The proposed project would not be in conflict with any adopted policies regarding alternative modes <br />of transportation. Implementation of the proposed project would not displace any existing modes of <br />public transportation provided within the project area. <br /> <br />4.3.16 Utilities <br /> <br />According the Santa Ana Water Department there is adequate water supplies to meet the water <br />demands of the proposed proj ect. The Water Department has indicated that water demands of the <br />proposed project could be provided through connections to the existing 8" water main along <br />Farmers Drive. <br /> <br />According the Santa Ana Water Department there is adequate capacity to meet the wastewater <br />demands of the proposed project. <br /> <br />The Water Department has indicated that wastewater demands of the proposed project could be <br />provided through the construction of new connections to the existing 8" sewer main along Farmers <br />Drive. <br /> <br />The proposed project would not require an expansion of the treatment capacity at Reclamation Plant <br />I. Nor would the wastewater flows from the project exceed wastewater treatment requirements of <br />the State Regional Water Quality Control Board. <br /> <br />Implementation of the proposed project would increase the amount of surface water runoff <br />generated from the project site. The project would require the construction of new onsite drainage <br />facilities. However, the construction of these facilities would not cause significant impacts to the <br />environment. <br /> <br />The proposed project would have a solid waste disposal demand of 345 pounds per day which <br />would have less than significant impact on solid waste disposal service. <br /> <br />5.0 MITIGATION MONITORING PROGRAM <br /> <br />When making findings, CEQA requires that a lead agency must adopt a reporting or monitoring <br />program for the changes to the project that it has adopted or made a condition ofproject approval <br />in order to ensure compliance during project implementation. The Mitigation Monitoring <br />Program (MMP) for the Shea Homes Residential Project, accompanying the Final EIR, is <br />designed to serve this purpose for the mitigation measures identified in the Final EIR. The MMP <br />requires the City to monitor mitigation measures designed to reduce or eliminate significant <br />adverse project impacts, as well as those mitigation measures designed to reduce environmental <br />impacts that are less than significant. The MMP includes all mitigation measures identified in <br />the Final EIR and has been designed to ensure compliance during implementation of the project. <br /> <br />Page 20 <br /> <br />7 SCnS7 <br />
