PROPOSED WORK PLAN <br />The following is the proposed Work Plan for On -Call Architectural Services for the City of Santa Ana: <br />CONCEPT DESIGN - Hold monthly Building Committee Progress Meetings <br />Prepare Concept Design Package <br />• Research and Data Collection — perform a site visit to confirm the parameters of the project <br />and to do a visual survey of utility locations and site constraints. We will also obtain any <br />available record mapping and as -built plans for site and for improvements adjacent to the <br />site. Specifically, we will obtain sewer, water, street and drainage improvement plans for <br />existing facilities within or adjacent to the site. We will also contact other dry utility <br />purveyors to obtain atlas maps of gas, electric, telephone, cable and fiber optic utility <br />locations. <br />• Gather all relevant project information including but not limited to: <br />Surrounding neighborhood character <br />Code Research <br />Vehicle / Equipment Lists <br />Department Needs <br />• Establish Communication Channels <br />• Develop and Execute a Citizen Participation Plan including but not limited to: <br />Participation in Public Workshops <br />Preparation of Public Exhibits <br />• Perform Site Analysis <br />• Field Surveys — Our civil engineer and survey crew will be sent to the site to perform a <br />topographic survey in relation to horizontal control from the record mapping. Typical items <br />the crew will locate are top of curbs, flow lines, cross gutters, pavement edges, driveways, <br />sidewalks, tree wells, irrigation systems, light poles, existing street furniture (bus benches, <br />etc.), vegetation (including trees), utilities, building corners, access ramps, fences and walls. <br />The surveys will be collected digitally and will be reduced into AutoCAD to create a digital <br />base map of the site. Record mapping (street centerline, right-of-way and property lines) <br />and as -built plan information will also be added to create a comprehensive base map for the <br />team's use. Contours will also be drafted to gain a clear understanding of existing surface <br />features and drainage patterns. <br />Hardscaping Concept <br />Parking Concept <br />Circulation Concept <br />• Determine Programming Requirements <br />Conduct Interviews with Staff <br />Gather Detailed Information on Process and Equipment <br />• Provide Space Diagram <br />• Establish Architectural Design Character <br />• Prepare and Publish Final Concept Design Package <br />Present Flna/ Concept Design Package to We City of Santa Ana City Council for approval, <br />SCHEMATIC DESIGN — Continue monthly Building Committee Progress Meetings <br />Prepare Schematic Design Package Including: <br />
