SANTA ANA RENAISSANCE SPECIFIC PLAN PROPOSAL <br />WORK PLAN - PROJECT UNDERSTANDING <br />The City of Santa Ana seeks consultant services in providing the following: <br />1) Specific Plan for the project boundaries, <br />In addition, the RFP published for this project, particular importance is placed on the <br />need to create a Plan that addresses the following subjects: <br />Provision of a comprehensive land use development strategy that reflects <br />and strengthens the existing urban fabric of the area. <br />Implementation of the redevelopment of the area that will also respect its <br />historic character. <br />Creation of zoning standards that will reflect higher utilization of land. <br />Development of design principles that will serve to create a strong sense of <br />place that is cohesive and interrelated <br />Creation of strong linkages, particularly pedestrian, from the Depot to theAte.- <br />s� <br />Downtown area. <br />r:7 u <br />Creation of an adaptive re -use strategy for underutilized historic buildings in -tom <br />the Downtown. <br />Establishment of policies for design control. <br />Incorporation of opportunities that relate to future development rail transit. <br />Creation of an attractive physical environment. <br />10 <br />
