~_ <br />i <br />2.0 Parkinc~Analysis <br />2.1 Parking Analysis <br />The City of Santa Ana Parking Code is included in Appendix A. According to the City <br />Parking Code, the Bristol/V1/arner Shopping Center would need to provide a total of <br />495 parking spaces for the proposed. uses, including the existing furniture store as a <br />standard retail use. Table 3 shows the City parking requirements per land use within <br />the site. However, because of the mixed-use nature of Bristol/VVarner Shopping <br />Center, a ULI shared parking analysis has been completed to determine the <br />appropriate amount of parking needed for the project. <br />The developer plans to seek relief from parking standards based on the differences in <br />peak usage hours for the individual (complimentary) uses, which will reduce the <br />demand for parking spaces. <br />There are 471 proposed parking spaces at the Bristol/V1/arner Shopping Center. <br />However, based upon the shared parking concept, there will be sufficient parking <br />spaces available for parking to meet the needs of the proposed project. <br />The project land uses are compatible with one another and lend themselves to the use <br />of shared parking because the uses are complimentary (i.e., retail and restaurant), and <br />people could often go there for more than one purpose in only one trip. For example, <br />people going to the restaurant could utilize retail uses within the site, or office workers <br />could utilize both the retail and restaurant uses; therefore, reducing the typical <br />amount of parking demand required for the individual uses. In addition, the weekend <br />peak parking demand for the office would be significantly less than during weekday <br />conditions. The multi-use nature of the land uses at Bristol/1Narner Shopping Center <br />lends itself to the reduction in overall parking generation as a result of the mix of <br />land uses within the site. <br />2-1 <br />31 ~8~3 <br />
