Adopt a resolution approving Variance No. 2006-05 as conditioned. <br />DISCUSSION <br />Request of Applicant <br />NewMark Merrill Companies is requesting approval of a conditional use <br />permit to build a Starbucks drive-through restaurant and variances to <br />deviate from the City's landscape and parking standards. <br />Property Description <br />The project site is within the 7.61 acre Bristol Warner Village shopping <br />center on the southeast corner of Bristol Street and Warner Avenue. The <br />center has five existing buildings with approximately 16 commercial <br />tenants occupying a total of 75,114 square feet. The property has a <br />zoning designation of General Commercial (C-2) and a General Plan land <br />use designation of General Commercial (GC) The project site is one <br />parcel with parking for approximately 472 vehicles. <br />EXHIBIT A <br />31 A-2 <br />
