Operation and Maintenance (O&M) Plan to describe the long-term operation and <br />maintenance requirements of all applicable Structural BMPs and to identif'y the entity <br />in charge of implementation. <br /> <br />NOTE: All new developments and existing facilities with significant redevelopment, <br />irrespective of their size or category (priority or Non-priority) shall provide and <br />have approved a Water Quality Management Plan (WQMP) prior to the <br />issuance of a grading permit. The WQMP document shall describe all <br />applicable BMPs consistent with the approved surface drainage/grading plan. <br />Contact Joe Parco at (714) 647-5630 for assistance. <br /> <br />4. Submit for review and approval a surface drainage/grading/ erosion control plan, prepared <br />by a registered Civil Engineer, showing the direction and means of flow to the adjacent <br />street. The plan is to include existing and proposed elevations at and adjacent to all <br />property lines. Drainage routed to the street must be directed beneath the sidewalk and <br />through the curb. <br /> <br />5. Pay the required fees as follows: <br /> <br />a. WQMP Checking Fee. <br /> <br />b. Plan Check Fee - surface drainage/grading/erosion control. <br /> <br />c. Federal Clean Water Protection Enterprise Fee - a surcharge of26% added to Public <br />hnprovement Plan Check, Sewer Lateral/Water Service, Street Work Permit, and <br />Grading Permit fees. <br /> <br />NOTE: The above fees are current and subject to change. The applicant must pay the <br />prevailing rate at the time payment is made. <br /> <br />C. Prior to the issuance of a buildine: permit.. complete the followine:: <br /> <br />1. File, process, and record the following: <br /> <br />a. 25 'X25' comer cut-off irrevocable offer to dedicate at the northwest comer of Bristol <br />Street/Pine Street and the southwest of Bristol Street/Walnut Avenue. <br /> <br />b. Prepare and submit for approval a street improvement plan for all work required to be <br />constructed within the public right-of-way per the traffic study and the run-off study <br />recommendations.
