The amenity package submitted for review shall <br />include but not be limited to flooring, staircase railings, <br />doors and hardware, kitchen appliances and cabinetry, dual <br />bowl sinks and fixtures, tile walls, tiled showers enclosures <br />and kitchen countertops of stone tile or stone slab, or their <br />equivalent. At minimum, the amenities will include the <br />equivalent or higher grade of a General Electric Monogram <br />Series product line for the kitchen appliances. <br /> <br />6. <br /> <br />Prior to issuance of building permits, <br />details regarding each unit's access <br />provided to the Planning Division. <br /> <br />size specifications and <br />to elevators, shall be <br /> <br />7. The project shall include eight parking spaces utilizing a <br />Klaus P310 parking lift. Detailed drawings and specifications <br />shall be provided regarding the parking lift's operation, size, <br />and mechanics. Each residential unit shall be allotted parking <br />per the standards stated in Specific Development 80. <br /> <br />8. The parking garage shall provide insulated garage door(s) with <br />automatic opener, transmitter and remotes. <br /> <br />9. Prohibit all first levels from any encroachment for use as <br />bedroom space. The first floor (street level) is to be used <br />for retail/gallery area as defined in Specific Development 80. <br /> <br />10. <br /> <br />Covenants, Conditions, and Restrictions (CC&Rs) must <br />approved by the Planning Manager prior to the issuance of <br />building permit. Such CC&Rs must contain at a minimum, <br />following: <br /> <br />be <br />any <br />the <br /> <br />a. Project and site maintenance. <br />b. Standards shall be established for the exterior <br />maintenance of each unit within the community. <br />c. Graffiti removal will be required within 48 hours. <br />d. Assignment of repair of perimeter walls/fencing will be <br />specified in the CC&Rs in the event of damage. <br />e. CC&Rs are to be in effect in perpetuity. <br />f. Any proposed modifications to the CC&Rs will require <br />approval by the City of Santa Ana. <br />g. The use of professional management to ensure a quality <br />operation and maintenance. <br />h. The site restrictions regarding to number of parking <br />spaces. <br />i. The site restrictions regarding the turning radius into <br />the garage area. <br /> <br />75C-24 <br />
