<br />Conditions for Approval for Conditional Use Permit No. 2006-14 <br /> <br />Conditional Use Permit No. 2006-14 is approved subject to compliance to the <br />reasonable satisfaction of the Planning Manager, with all applicable sections of the <br />Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire Code, <br />the Uniform Building Code, and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below prior to <br />exercising the rights conferred by this conditional use permit. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout the life <br />of the conditional use permit. Failure to comply with each and every condition may result <br />in revocation of the conditional use permit. <br /> <br />B. Plannina Division <br /> <br />1. Comply with all conditions and requirements from the Development <br />Review Committee (DRC) for the development project (DP2004-91). <br /> <br />2. Any amendment to this conditional use permit must be submitted to the <br />Planning Division for review. At that time, staff will determine if <br />administrative relief is available or the conditional use permit must be <br />amended. <br /> <br />3. The buildings shall be of wood or steel construction with a quality and <br />durable exterior materials as shown on the architectural plans, material <br />boards and material specifications submitted for this project. Exterior <br />materials shall include a real stone product on the facade of the first three <br />floors of the building. <br /> <br />4. The exterior east wall shall be reviewed in detail for potential aesthetic <br />improvements, and/or the potential for temporary signage. Additionally, <br />plant material should be included on the roof deck that may spill over the <br />wall to soften the hard edges of the top floors of the architecture. <br /> <br />5. Prior to issuance of building permits, the interior building amenities shall be <br />submitted for review by the Planning Division. The amenity package <br />submitted for review shall include but not be limited to flooring, staircase <br />railings, doors and hardware, kitchen appliances and cabinetry, dual bowl <br />sinks and fixtures, tile walls, tiled shower& enclosures and kitchen <br />countertops of stone tile or stone slab, or their equivalent.
