<br />6. Prior to issuance of building permits, size specifications and details <br />regarding each unit's access to elevators, shall be provided to the <br />Planning Division. <br /> <br />7. The project shall include eight parking spaces utilizing a Klaus P310 parking <br />lift. Detailed drawings and specifications shall be provided regarding the <br />parking lift's operation, size, and mechanics. Each residential unit shall be <br />allotted parking per the standards stated in Specific Development 80. <br /> <br />8. The parking garage shall provide insulated garage door(s) with automatic <br />opener, transmitter and remotes. <br /> <br />9. Prohibit all first levels from any encroachment for use as bedroom space. <br />The first floor (street level) is to be used for retail/gallery area as defined in <br />Specific Development 80. <br /> <br />10. Covenants, Conditions, and Restrictions (CC&Rs) must be approved by <br />the Planning Manager prior to the issuance of any building permit. Such <br />CC&Rs must contain at a minimum, the following: <br /> <br />a. Project and site maintenance. <br />b. Standards shall be established for the exterior maintenance of each <br />unit within the community. <br />c. Graffiti removal will be required within 48 hours. <br /> <br />d. Assignment of repair of perimeter walls/fencing will be specified in <br />the CC&Rs in the event of damage. <br /> <br />e. CC&Rs are to be in effect in perpetuity. <br /> <br />f. Any proposed modifications to the CC&Rs will require approval by <br />the City of Santa Ana. <br /> <br />g. The use of professional management to ensure a quality operation <br />and maintenance. <br />h. The site restrictions regarding to number of parking spaces. <br />i. The site restrictions regarding the turning radius into the garage <br />area. <br />j. Types of commercial/businesses allowed in the residential areas. <br />k. Number of employees to be limited to two per 1,000 square feet of <br />gross floor area of the unit. <br />I. No more than one business per residential unit. <br />m. Standards shall be established for the ongoing maintenance of the <br />parking lift. <br />n.
