2. METHODOLOGY I SCOPE OF WORK <br />the results of the record search; (2) the results of the background <br />research and documentation; (3) an inventory of known resources; <br />(4) an analysis of potential impacts to the prehistoric, historic, and <br />paleontological resources within the project, and (5) <br />recommendations for further study or a field survey, is needed. <br />It is Discovery Works' understanding that the 17-acre property in <br />Santa Ana contains several standing structures that are not SOyears <br />and older. Therefore, this scope of work does not include an <br />historical structure study for the project. If such a study is needed. <br />Discovery Works would provide a separate scope and budget. <br />Discovery Works anticipates that project coordination will be <br />conducted by telephone, mail, or e-mail. Time for project meetings, <br />if reQuested, is not included in our cost estimate; if client meetings <br />are reQuested, then time will be charged at $95 per hour, in <br />addition to this budget. <br />Geology and Soils <br />To assess the geotechnical impacts of the proposed project. The <br />Planning Center will review available geotechnical information, including <br />the geotechnical report to be provided by the applicant. We will review <br />the geotechnical study to determine if any new significant impacts would <br />be associated with the proposed project. After review, the results, <br />findings, and recommendations will be incorporated into the EIR. This <br />section will define the existing geologic, soils, and groundwater <br />characteristics that occur on -site; identify regional seismic influences; <br />and note and explain the characteristics of any areas containing <br />constraints to site development. We assume that the geotechnical study <br />will adeQuately address geotechnical issues upon which we can develop <br />mitigation measures, if needed. <br />Hazards and Hazardous Materials <br />This section will evaluate existing and past uses and proposed <br />construction and development activities to determine whether the area <br />currently contains materials that are hazardous to human health or the <br />environment, and whether the proposed uses could result in such <br />hazards. Based on the Phase I Environmental Site Assessment to be <br />provided by the applicant, The Planning Center will identify businesses <br />within the area that use and generate hazardous materials, as well as any <br />users that emit hazardous air emissions. Based on the Phase I. The <br />Planning Center will prepare a narrative discussion of the <br />presence/absence and significance of hazardous waste risks and <br />mitigation measures, if needed, that will be included in the EIR.
