<br /> <br />Active public/open space areas <br /> <br />B. In addition to the above requirements, the fallowing <br />provisions shall apply to the design, localion, and materials <br />used in these open space areas: <br /> <br />1. Plazas, courtyards, or other publicly accessible open <br />space areas at the ground level may be used to <br />satisfy this requirement, and sholl be incorparated into <br />the design of the development. <br /> <br />2. Parking and rear setback areas shall not be <br />considered to meet this requirement. Front and side <br />setback areas that are integrated into the design of <br />the public open space may be considered to salisfy <br />this requirement. <br /> <br />3. Public open space areas shall be visible and <br />accessible from the public righls'Ofway to engage the <br />interest of pedestrians and encourage public use. <br /> <br />4. A combination of landscape and hardscape malerials <br />shall be used in the design of these areas to satisfy <br />the following requirements: <br /> <br />a. Hardscape paving may include brick, stone, <br />interlocking concrete pavers, textured concrete, and/ <br />or impressed patterned concrete. Hardscape elements <br />may include, but are not limited to, seating areas, <br />potted plant materials, water features, and public art <br />installations. <br /> <br />b. The balance of the open space areas shall be <br />landscaped with turf, shrubs, or groundcover, and <br />trees. All plant materials shall be in propartion to <br />the height and mass of the building, and shall be <br />permanently maintained. <br /> <br />5. In arder to achieve sunlight and air circulation in <br />required open space areas, the fallowing minimum <br />height to width ratios shall be provided: <br /> <br />a. Enclosed Open Space: 2 to 1 ratio <br /> <br />IOpen space that is enclosed on four sides, such os <br />a courtyardl. The required open space shall hove a <br />width of at least one-half the height of the adlacent <br />building fa,ade (measured perpendicularly from the <br />fa,adel. This requirement shall apply to 011 sides of the <br />required open space. <br /> <br />b. Open Space which is open on one or more sides: 3 <br />101 ratio <br /> <br />The required open space shall have 0 width of at <br />least one-third the height of the adjacent building <br />facade {measured perpendicularly from the fac;:ade}. <br />This requirement sholl appiy to all sides of the required <br />open space. <br /> <br />6.
