Adopt a resolution approving Conditional Use Permit No. 2007-07 as <br />conditioned. <br />DISCUSSION <br />Request of Applicant <br />Advanced Real Estate Services, Inc. is requesting a zoning ordinance <br />amendment to add transient/residential hotel as a conditionally permitted <br />use in the General Commercial overlay district within the North Harbor <br />Specific Plan (SP2) and a conditional use permit to allow the conversion <br />of California Palms into a transient/residential hotel at 801 and 901 <br />South Harbor Boulevard. <br />Property Description <br />The subject property is approximately 3.72 acres in size. The property <br />is flat, rectangular in shape, and is currently occupied by a 207-unit <br />motel. Structures associated with the motel include 12 buildings and <br />two pools. A total of 182 parking spaces currently exist on-site. <br />Access to the site is provided via one driveway along Kent Avenue and <br />three driveways located along Harbor Boulevard. <br />EXHIBIT A <br />75D-2 <br />
