City of Santa Ana <br />Chapter 2. Project Description <br />Existing Conditions and Surrounding Land Uses <br />The existing site is currently developed with a 207-unit motel. Stmctures <br />associated with the motel consist of twelve buildings, two pools, and <br />landscaping. A total of 182 parking spaces and approximately fifty trees exist on <br />the site. Access to the site is provided via one driveway along Kent Street, and <br />three driveways located along Harbor Boulevard. <br />As shown on Figure 3, surrounding land uses include commercial developments <br />to the north, west, and south; and single-family residential units to the east, <br />separated from the project site by a masonry block wall. <br />Proposed Project <br />The project proponent proposes to remodel the existing California Palms Motel <br />and related site improvements to comply with Ordinance No. NS-2471. <br />The proposed physical improvements related to the project include: <br />^ internal remodeling of motel units, including consolidating and/or expanding <br />some units; <br />^ modifications to the building exterior and new exterior paint and signage; <br />^ realignment and/or closure of the one existing access driveways and <br />re-striping and reconfiguration of the parking lot; and <br />^ landscaping improvements. <br />Figure 4 shows the overall conceptual site plan. These activities are described in <br />detail below. <br />Internal Remodeling <br />The project would reduce the number of units from 207 to 190 units for the <br />transient/residential hotel. The remodeling would increase room size to at least <br />220 square feet. All guest room kitchens would be updated to include a kitchen <br />sink with disposal, new cooking appliances and refrigerators, updated dry food <br />and utensil storage, and granite counters. Lighting and ventilation would also be <br />updated. All rooms would be pre-wired with telephone and cable television <br />service. Equipment in the fitness room would be updated, and new washers and <br />dryers would be installed in the three laundry rooms on site. <br />Initial Study/Mitigated Negative Declaration 2-3 <br />J85 0296.0] <br />75D-53 <br />
