City of Santa Ana Chapter 2. Project Description <br />Exterior Architecture and Signage <br />The proposed project includes an exterior brick facade that is similar to the <br />existing motel buildings' fapades. The brick facade would unify the appeazance <br />of onsite buildings. Windows and doors would be replaced to update the <br />buildings' appearance. <br />Driveway Access and Parking <br />The proposed project would reduce the number of driveways along North Harbor <br />Boulevard. The northernmost driveway along Harbor Boulevazd would be <br />removed and a "right turn only" sign would be added to the southernmost <br />driveway along Harbor Boulevard in order to comply with City of Santa Ana <br />Public Works Agency Requirements. <br />The parking lot would continue to be used for resident parking. The lot would be <br />re-striped to reflect changes in driveway access locations. The dead end parking <br />aisle in the northeast part of the project site would be removed, and the number <br />of onsite parking spaces would be changed. A total of 210 parking spaces would <br />be available Yo residents for parking. <br />Landscaping <br />Most of the existing landscaping would be retained, and enhancements would be <br />provided in those areas that would be altered by changes to driveway access. <br />Meandering walkways would be installed in place of straight concrete walkways. <br />Additional lawn areas and picnic-barbeque areas would be added for residents to <br />use in courtyard aeeas. <br />Project's Relationship to General Plan and Zoning <br />General Plan <br />The proposed project site has a general plan designation of General Commercial <br />(GC). The project site is also designated GC in the North Harbor Specific Plan <br />(SP2). Motel and hotel uses are subject to conditional use permits under these <br />designations. <br />The project site's designation under Ordinance No. NS-2471 does not comply <br />with the General Plan and Specific Plan designation of GC. A specific plan <br />amendment to the North Harbor Specific Plan will be required. The specific plan <br />will be amended to add transient/residential hotel as a conditionally permitted use <br />in the North Harbor Specific Plan (SP2). <br />Initial Study/Mitigated Negative Declaration 2_4 <br />dos ozss.m <br />75D-54 <br />
