("KHA" or "the Consultant') is pleased to submit this <br />letter agreement (the "Agreement") to Michael Brandman Associates ("the Client") to <br />provide a Traffic Impact Study for the Park View at Town & Country Manor project in <br />the City of Santa Ana. Our project understanding, scope of services, schedule, and fee <br />are presented below. <br />Project Understanding <br />The Park View project will consist of 174 senior apartments in an 11-story building on <br />the site of the existing Town & Country Manor in the City of Santa Ana. The <br />development, known as Building H, will be located on the southwest corner of the Town <br />& Country Manor campus, at the corner of Lawson Way and Memory Lane. The project <br />portion of the Town & Country Manor site is currently developed with a surface parking <br />lot, and a lawn area. With construction of the building, the lawn area and most of the <br />surface parking lot will be removed. Three layers of structured parking will be provided <br />under Building H. The development will take access from the local street system via one <br />driveway on Lawson Way, and one on Memory Lane. <br />Scope of Services <br />In accordance with the traffic study requirements of the City of Santa Ana, the traffic <br />impact analysis for the Park View project will consist of the following: <br />(1) Existing Conditions, <br />(2) Opening Year Without the Project <br />(3) Opening Year With the Project <br />(4) Traffic Impact Analysis, <br />(5) Mitigation measures, if necessary, <br />(6) Analysis of site -specific issues. <br />■ <br />TEL 714 939 1030 <br />FAX 714 938 948E <br />■ <br />suite 400 <br />765 The City Drive <br />Orange, California <br />92868 <br />
