Harrah <br /> Caribou Industries, Inc. <br /> 1103 North Broadway <br /> Santa Ana, CA 92701 <br /> SUBJECT: 3RD& BROADWAY PARKING ASSESSMENT(REVISED) <br /> Dear Mr. Michael F. Harrah: <br /> Urban Crossroads, Inc. is pleased to provide the following Parking Assessment for the 3rd & Broadway <br /> (Project) located on the northeast corner of 31d Street and Broadway in the City of Santa Ana. The Project <br /> is proposed to include the development of up to 171 residential units, a 75-room hotel, and 13,419 <br /> square feet of commercial space (including retail and food/beverage establishments), and rooftop <br /> amenities ancillary to residential and hotel uses. Of the residential units 19 (eleven percent) will be <br /> reserved for very low-income households for a period of 55 years, therefore the parking ratios for <br /> affordable housing specified in California Government Code Section 65915 are applicable. To <br /> demonstrate that adequate parking supply exists for Project, this parking assessment provides a review <br /> of the parking requirements and estimates the peak parking demands for the Project land uses. A total <br /> of 279 parking spaces are dedicated to the mixed-use development (residential) and hotel as shown in <br /> Exhibit A. In addition, this Parking Assessment was be developed to support an Addendum to the <br /> certified Transit Zoning Code (TZC) programmatic Environmental Impact Report (EIR). The 3rd & <br /> Broadway Project location is shown on Exhibit B. <br /> Consistent with statewide mandates(see AB 32,SB 375,SB 743) and SCAG's 2016-2040 RTP/SCS to place <br /> increased density near major transportation and employment center, the Proposed Project would <br /> introduce a diverse mix of land uses; places residents in the immediate vicinity of County and City <br /> governmental offices, shops, restaurants, bars, local art scenes, parks; and would be within walking <br /> distance to several major public transit opportunities. <br /> PROXIMITY TO PEDESTRIAN RESOURCES <br /> Pedestrian circulation would be provided via existing public sidewalks along Main Street, 3rd Street, 4th <br /> Street,and Broadway Avenue within the vicinity of the project frontage,which will connect to the Project <br /> site. The project will protect the existing sidewalk along project frontage, and if necessary, repair or <br /> reconstruct sidewalks along the project frontage per the City's request. The existing sidewalk system <br /> within the project vicinity provides direct connectivity throughout Downtown Santa Ana, inclusive of the <br /> Santa Ana Metrolink Station located on Santa Ana Boulevard east of Santiago Street, as well as the City's <br /> public parking structures located to the east and west of the subject property along 5th Street. From the <br /> project site, it would take approximately 20 minutes to walk to the Santa Ana Metrolink Station that is 1 <br /> mile from the site. <br /> 12193-11 Parking Study L�URBAN <br /> CROSSROADS <br />
