Harrah <br /> Caribou Industries, Inc. <br /> September 9, 2020 <br /> Page 13 <br /> Owner/Property Management Company established with the City Community Development <br /> Agency. <br /> To facilitate this PMP measure,the Property Owner/Property Management Company would seek <br /> City Council approval and upon Council approval, execute an agreement with the City of Santa <br /> Ana to acquire the rights to lease spaces on behalf of the Project's residents. Pursuant to <br /> communications with the City Community Development Agency, the Property Owner/Property <br /> Management Company would secure up to 50 spaces for residents of the Project as part of the <br /> agreement,which would allowthe Project residentsto accessthe designated parking structure(s) <br /> 24-hours a day seven (7) days a week. <br /> Although the mixed-used Project includes 211 public replacement stalls which could be used to <br /> meet potential parking demands, additional off-site parking structures are illustrated on Exhibit <br /> G,these structures/lots are within a%mile of the Project site(e.g.within walking distance). Based <br /> on information provided by the City,there are 1,159 total spaces available at the aforementioned <br /> off-site public structures (400 spaces at Lot C, 400 spaces at Lot D, 700 spaces at Lot B, and 59 <br /> spaces at Lot 1). <br /> • PMP Measure 5: If the Property Owner and/or Property Management Company further <br /> determines, even after implementation of above-mentioned PMP measures that additional <br /> parking is needed, the Property Owner/Property Management Company shall restrict on-site <br /> parking to only residential tenants. The only exception would be spaces designated and signed <br /> for prospective resident tenants and/or short-term parking for retail customers. <br /> All retail customers, resident guests, and hotel guests would be required to park in one of the <br /> near-by public parking structures or utilize on-street parking. Exhibit G summarizes public and <br /> private off-,site structures within a % mile of the Project site. Based on information provided by <br /> the City,there are 1,559 total spaces available at the aforementioned public structures. <br /> If the Property Owner and/or Property Management Company determine that offsite parking is <br /> required for the Project, the Property Owner/Property Management Company shall execute an <br /> agreement with the City of Santa Ana to acquire the rights to lease spaces on behalf of <br /> retail/hotel employees. <br /> • PMP Measure 6: The Property Owner/Property Management Company shall enter into a lease <br /> with the City for use of up to 34 public parking spaces for commercial tenants, if needed. <br /> • PMP Measure 7: The parking conditions will be reviewed/monitored on a quarterly basis by the <br /> Property Owner/Property Management Company and appropriate actions detailed above will be <br /> taken to ensure the necessary PMP measures are being implemented. <br /> Through this monitoring and cooperation with tenants as a result of the quarterly <br /> review/monitoring a partnership will be formed to ensure that residential tenants, retail <br /> employees, hotel employees, and Management Company personnel on the property work <br /> together to ensure adequate parking is available. <br /> 22193-1.1 Parking Study OURBAN <br />
