k. Licensee shall be solely responsible for securing all necessary building <br />permits prior to the commencement of any construction activities on the <br />Property; <br />Licensee shall provide to Licensor proof of all insurance as required <br />herein; <br />m. Licensee shall be responsible for, and shall ensure that, all construction <br />activities contemplated herein shall be completed to Licensor's <br />satisfaction within one (1) year of the commencement of construction <br />activities. In the event Licensee does not complete all construction <br />activities within one (1) of commencement of said construction activities, <br />Licensor shall, in its sole and absolute discretion, and at the sole and <br />exclusive cost of Licensee, arrange for the completion of said construction <br />activities. <br />4. TERM <br />The Term of this License shall be for five (5) years, which Licensee may extend <br />in five (5) year increments, upon six (6) months written notice to Licensor. Such <br />extension shall be solely at the Licensor's discretion. <br />5.
