However, in analyzing the <br />proposed project, it has been determined that no significant trip <br />generation changes will result. Urban Crossroads, a traffic engineering <br />firm, utilized the Orange County Transportation Analysis Model (OCTAM), to <br />review potential impacts from the project. Using the traffic analysis <br />model, which calculates the long-range analysis for the project, it was <br />determined that no new impacts are expected since the number of overall <br />units, the number of persons in the households and the income levels for <br />the project will remain the same. Further, no new traffic impacts are <br />expected since the overall form and intent of the buildings will not <br />change, with the floor plans and related amenities remaining the same for <br />either a for-sale or rental project. Finally, the use of the units as <br />rental units will be an interim use of the site, with units available for <br />purchase in addition to rental.
