ZOA No. 2009-04, CUP No. 2009-08, <br />Amend DA No. 05-02 and VA No. 2009-02 <br />April 13, 2009 <br />Page 3 <br />The hotel will include approximately 3,000 square feet of meeting <br />rooms/conference space on the first floor as well as 1,600 square feet <br />of outdoor activity space directly adjacent to the conference space. <br />The main lobby of the hotel will also feature a media area, home theatre <br />area, lounge, cafe and bar. Also included on the first floor is a 700 <br />square foot exercise room adjacent to an outdoor pool and spa <br />(Exhibit 4). <br />The exterior of the hotel will feature a variety of materials including <br />ceramic tile, smooth and textured stucco and metal accents and railings. <br />The building has been designed to complement the existing high-rise <br />towers by utilizing similar design features including the use of glass <br />storefronts, curving metal railings on the north and south elevations <br />and varying the buildings in/out articulation on each of its elevations <br />to add to its visual interest (Exhibits 5 and 6). <br />The hotel landscaping has been designed to highlight its various <br />architectural elements while providing a pleasant pedestrian experience. <br />Canary Island Pines, Mexican Fan Palms and Jacaranda trees will be <br />utilized along the MacArthur Boulevard side of the hotel to provide a <br />visual buffer from the street as well as provide shade for an outdoor <br />patio and seating area. Vine covered metal trellises are proposed along <br />MacArthur Place to complement the Jacaranda's and Mexican Fan Palms as <br />well as enhance the pedestrian experience along this elevation. Scored <br />concrete, outdoor seating and a water feature have been included at the <br />southeast corner of the hotel to continue the enhanced pedestrian <br />experience along this elevation as well as provide a point of visual <br />interest for the site (Exhibit 7). <br />Analysis of the Issues <br />The originally approved entitlements for the Cinema site included a 25- <br />story high-rise tower containing 150 for-sale condominium units, <br />approximately 13,500 square feet of retail and restaurant uses and a <br />six-story, mixed-use loft building containing 15 residential units and <br />10,000 square feet of office space. In December of 2008, Nexus <br />Development Corporation submitted a revised plan showing the removal of <br />the retail and restaurant building and the six-story mixed-use loft <br />building, the relocation of the 25-story high-rise tower and the <br />proposed 4-story hotel. As a result of this revised proposal, <br />amendments to the original entitlements, as well as several new <br />entitlements, will be required. <br />75B-5 <br />
