• Cinema Lofts <br />The 15 Cinema Lofts will be eliminated from the project. The lofts included resident-serving <br />amenities such as a spa, a gym, and an amenity deck that included a pool and an outdoor terrace. <br />Similar amenities will be provided in the Cinema Tower. <br />Retail/Restaurant <br />The retaiUrestaurant component analyzed in the EIR included three retail spaces with 5,291 square <br />feet and two restaurant spaces with 8,580 square feet for a total of 13, 871 square feet. Parking would <br />be provided on the surface lot. The retaiUrestaurant component will be eliminated to be replaced with <br />the addition of the Marriott hotel. <br />Low-Rise Condominiums <br />The owner of the low-rise condominiums site has submitted a proposal to the City of Santa Ana to <br />change the low-rise condominiums as analyzed in the MacArthur Place EIR to for-rent residential <br />units while maintaining the amenities originally approved. Traffic impacts resulting from <br />condominium to for-rent unit uses are analyzed herein in order to provide aworst-case analysis. The <br />proposal to alter the land use has not been approved by the City at the time of this writing. No other <br />modifications to this component of the project are proposed. <br />Hotel <br />The proposed hotel will be constructed where the retail and restaurant uses and the Cinema Tower <br />• were previously located. The 4-story hotel will have 185 rooms with approximately 100,097 square <br />feet. Amenities will include a pool and a spa. A plan showing the hotel, the parking lot, and the <br />existing parking structure is included as Exhibit 6 -Proposed Cinema Site Plan. A plan showing the <br />ground floor plan for the new hotel is included herein as Exhibit 7 -Ground Floor Plan. <br />Development will occur in one phase with the entire 185-room hotel being constructed at the same <br />time. A total of 615 parking spaces will be provided, which will be comprised of a combination of <br />spaces in the existing parking structure and surface parking lot. Specifically, the parking will include <br />133 dedicated surface parking spaces, 25 dedicated spaces from the existing office parking structure, <br />and 475 spaces from the office parking structure available in the evening.
