REQUEST FOR <br />Zoning Administrator Action <br />ZONING ADMINISTRATOR MEETING DATE: <br />SEPTEMBER 16, 2009 <br />TITLE: <br />PUBLIC HEARING - FILED BY THE REALTY <br />ASSSOCIATES FUND VII FOR TENTATIVE PARCEL <br />MAP NO. 2009-02 (COUNTY MAP NO. 2009-109) TO <br />SUBDIVIDE AN EXISTING INDUSTRIAL PROPERTY <br />INTO THREE SEPARATE PARCELS AT 1720, 1740, <br />1760 AND 1800 EAST WILSHIRE AVENUE <br />Prepared by Matt Foulkes <br />PLANNING COMMISSION SECRETARY <br />APPROVED <br />^ As Recommended <br />^ As Amended <br />^ Set Public Hearing For <br />DENIED <br />^ Applicant's Request <br />^ Staff Recommendation <br />CONTINUED TO <br />GLLQ~t/l <br />Planning Manager <br />RECOMMENDED ACTION <br />Adopt a resolution approving Tentative Parcel Map No. 2009-02 as <br />conditioned. <br />DISCUSSION <br />Request of Applicant <br />The Realty Associates Fund VII is requesting approval of Tentative Parcel <br />Map No. 2009-02 (County Map No. 2009-109) to subdivide an existing <br />industrial property into three separate parcels at 1720, 1740, 1760 and <br />1800 East Wilshire Avenue. <br />Property Description <br />The subject property is located within the Light Industrial (M-1) zoning <br />district and has a General Plan land use designation of Industrial (IND). <br />Surrounding land uses include industrial to the north, south and west, <br />with the Santa Ana Automall to the east (Exhibits 1 and 2). <br />The subject development is a 4.42 acre parcel of land located on the south <br />side of Wilshire Avenue between Lyon and Ritchey Streets. The property is <br />developed with four industrial buildings ranging in size from 18,056 <br />square feet to 26,762 square feet. Building records indicate that the <br />buildings were constructed in 1988. The site is accessed from four <br />driveways; three are located on Wilshire Avenue while the fourth is on <br />Ritchey Street. There are 243 parking spaces provided on site which can <br />be accessed from all driveways. Loading docks and trash enclosures have <br />EXHIBIT A <br />32A-2 <br />
