Sixth Street is the only property within the city block containing <br />Phase RI that is not at the time of this Agreement included its the Phase RI development. <br />Should the Agency acquire r gain control of this parcel within the timeframe contemplated y <br />the Agreement, the parking and site landscaping may be reconfigured to integrate the site into the <br />site plan. Overall development program and parking ratios would not be affected by this <br />reconfiguration. <br />Sign <br />All signage on the premises shall be designed to meet applicable zoning codes, <br />Landscaping <br />Project landscaping shall be designed to maximize pp rtunities for on-site st rr water detention <br />in areas not utilized for buildings, driveways and parking. Landscape elements may include <br />planters, terraces, trees, decorative walls, screenings, barb ques, bench s, and paving elements. <br />Ranted areas will be equipped with permanent water sprinkler systems. Final landscape/outdoor <br />amenity plan will be sub, e t t Agency review and approval. <br />tilite u li c Improvements <br />Project ill include utility connections and hookups ups t seers, drains, water and gas distribution <br />lines, electric and telephone lines. The project will include curb, gutter and sidewalk replacement <br />around the periphery of the project site where needed and all necessary dedications and <br />improvements to establish 17" x 17" corner cutoffs and wheelchair ramps at street intersections. <br />The project may also include sewer, street, and water train improvements as required by project <br />Land Use Entitlements. <br />Amenities <br />The project will have an on-site resident manager and property inan genrrent offices On situ It <br />will include a community unity r m and ors -site laundry facilities. Multiple courtyard areas will be <br />provided as common outdoor space atop the parking podium. Ground floor units will have <br />stoop/porch areas oriented to the street. Public art will be provided either onsite or offsite. <br />consistent with the terms in the Agreement. <br />Sus ainabili y <br />The project will include several key s ustainat rlrty features to ensure efficient use of natural <br />resources.
