NOW, THEREFORE. in consideration of the aforesaid premises and the other agreements and covenants hereafter set forth and for other good and valuable consideration. the receipt of which is hereby acknowledged. the patties do hereby agree as follows: I. Incor oration of Recitals. The above recitals are hereby incorporated into this First Amendment as if fully set forth herein.As used herein the term "Lease"shall mean the Lease as amended by this First Amendment. 2. Definitions. All capitalized terms used in this First Amendment shall have the meanings assigned to them in the Lease unless otherwise specified herein. 3. Term. The Initial Terns as defined by Section 3, Basic Lease Provisions, of tile Lease is hereby- for a period of One Hundred TIN-°enty (120) full calendar months, commencing on July !_ 2023 and expiring on June 30, 2033 (the`Term"). Tenant shall have the right to extend the Term for tw-o (2) sixty (60) month periods, in accordance with Section 3.2.2, Standard Lease Previsions, of the Lease. 4. Base Rent.
