<br /> <br />16558-03 AQ & GHG Assessment 4 Warner Avenue Footlab <br />DEMOLITION ACTIVITIES <br />Miscellaneous site demolition for the Project will include (i) future landscape, (ii) a small building, (iii) <br />miscellaneous parking lot lights, and (iv) interior oifice space. The existing building and parking lot <br />will remain intact. As a conservative estimate, this analysis assumes to up to 620 tons of debris1 will <br />be generated from demolition activities. <br />GRADING ACTIVITIES <br />Dust is typically a major concern during grading activities. Because such emissions are not amenable <br />to collection and discharge through a controlled source, they are called “fugitive emissions.” Fugitive <br />dust emissions rates vary as a function of many parameters (soil silt, soil moisture, wind speed, area <br />disturbed, number of vehicles, depth of disturbance or excavation, etc.). CalEEMod was utilized to <br />calculate fugitive dust emissions resulting from this phase of activity. This analysis assumes that <br />earthwork activities are expected to balance on site and no import or export of soils would be <br />required. <br />CONSTRUCTION DURATION <br />For purposes of analysis, construction of Project is expected to commence in September 2025 and <br />would last through February 2026. The construction schedule utilized in the analysis represents a <br />“worst-case” analysis scenario should construction occur any time after the respective dates since <br />emission factors for construction decrease as time passes and the analysis year increases due to <br />emission regulations becoming more stringent2. Demolition quantities for the project were calculated consistent with CalEEMod's calculation <br />procedures, with tonnage determined by converting building square footage and asphalt/concrete area based on the tonnage- <br />to-floor space ratio from a 1976 analysis by Murphy and Chatterjee. <br />2 As shown in the CalEEMod User’s Guide Version 2022, Appendix G “Table G-11.
