Tall and narrow vents with horizontal louvers pierce the gable ends. <br />Stucco sheathes the building. Centered on the façade, a front-gabled wing contains a <br />slightly pointed tripartite window whose fixed center sash is flanked by four-light <br />casements. The window surround is cast-stone, scored to resemble masonry. The north <br />half of the façade displays a pair of six-over-one, double-hung sash windows, also framed <br />with scored cast-stone. The same scored cast stone, with a faux keystone, surrounds a <br />large fixed-pane window marking the south half of the façade. Elevated three steps and <br />facing south from the central wing, the recessed entry, accented by a cast stone surround, <br />consists of a wood door accented with a small stained-glass window screened with <br />spindlework. Fenestration on the side elevations includes additional double-hung sash <br />windows, in both six-over-one and one-over-one configurations. Located in the southwest <br />corner of the property, the original garage features sliding wood doors with vertical siding <br />and a stepped parapet wall. Alterations include substitution of French doors for a window <br />on the rear elevation of the house and the addition of tile to the garage roof. The house <br />is enhanced by mature trees and landscaping. <br />Project Description <br />The proposed exterior modifications to the residence include the partial demolition of an <br />existing bedroom at the building’s northwest corner to accommodate a new rear addition, <br />and an interior remodel consisting of removing an interior laundry room and expanding <br />the existing kitchen by approximatley 229 square feet, and a new interior master <br />bathroom. The proposed building addition will accommodate a new master bedroom with <br />walk-in-closet addition of approximately 261 square feet. The existing bedroom will be <br />reconfigured into a new master bathroom of approximately 144 square feet, providing the <br />residence with a second bathroom while maintaining the residence’s three bedroom <br />count. <br />The master bedroom addition will extend approximately 19 feet towards the rear (west) <br />of the property and be approximately 14 feet wide. The rear addition will include a set of <br />new French doors, with a full height casement window, leading towards rear yard and a <br />new, 519 square foot uncovered rear raised wood deck (approximately 20 inches above <br />grade). The addition’s north and south side elevations will each have two new new dual <br />glazed double-hung wood windows for the new master bedroom, along with a smaller <br />casement wood window for the walk-in-closet on the north elevation and a smaller double- <br />hung wood window for the entrance hallway leading into the master bedorom on the south <br />elevation. The kitchen remodel will include a new wood Dutch door with an upper light <br />and two new dual glazed hung wood windows along the west (rear) elevation. The existing <br />single double-hung wood window that will be removed from the rear (south) elevation in <br />place of the new French doors, will be salvaged and replace an existing window at the <br />south (side) elevation in order to provide symmetry with an existing window on the south <br />elevation. <br />  <br />    <br />
