Planning and Building Agency <br />Item # 2 <br />City of Santa Ana <br />20 Civic Center Plaza, Santa Ana, CA 92701 <br />Historic Resources Commission Staff Report <br />March 7, 2024 <br />Topic: HEMA No. 2023-09 – The Yeary House (419 West 19th Street) <br />RECOMMENDED ACTION <br />Adopt a resolution approving a Certificate of Appropriateness for Historic Exterior <br />Modification Application No. 2023-09, as conditioned. <br />EXECUTIVE SUMMARY <br />Patrick Lu and Azia Foster are requesting approval of Historic Exterior Modification <br />Application (HEMA) No. 2023-09. Specifically, the request is to allow exterior modifications <br />consisting of a 413-square-foot rear addition to accommodate a new primary bedroom and <br />bathroom, interior reconfiguration for a new office and tea parlor, addition of a rear patio <br />enclosure that currently serves as a laundry room along with a new rear covered patio, for <br />the Yeary House located at 419 West 19th Street. The property was listed as “Contributive” <br />in 2004 on the Santa Ana Register of Historical Properties and is a contributor to the <br />National Register-listed Floral Park Historic District. <br />DISCUSSION <br />Project Location and Site Description <br />The subject property is located on the north side of West 19th Street in the Floral Park <br />National Register Historic District in Santa Ana. The General Plan land use designation <br />for the site is Low Density Residential (LR-7) and the zoning district is Single Family <br />Residential (R1). The site contains a 1,460-square-foot, Colonial Revival/Craftsman <br />Bungalow style residence and attached garage on a 7,020-square-foot residential lot. The <br />property is known as the Yeary House and is a contributor to the National Register-listed <br />Floral Park Historic District. The property is also individually listed as No. 427 on the Santa <br />Ana Register of Historical Properties (“Register”). It was placed on the Register in 2004 <br />and was categorized as “Contributive.” <br />The Yeary House is a one-story single-family residence on a modest narrow parcel, and <br />constructed in the Colonial Revival/Craftsman Bungalow style. The house and garage <br />have rectangular footprints. The side-gabled residence contains carved braces in the <br />  <br />    <br />
