The roof is clad in asphalt shingles with a front- <br />gabled attic vent centered at the gable peak. The building is clad in narrow clapboard <br />siding. The front porch is defined by two partial-height brick pedestals below rectangular <br />wood columns that support the porch roof, which has an arched roofline above a vent at <br />the gable end. The main entrance, centered within the front porch, is composed of a multi- <br />light wood door flanked by narrow, multi-light wood sidelights. Windows at the primary <br />(south) façade consist of a group of three multi-light wood casement windows west of the <br />main entrance and two multi-light wood casement windows east of the main entrance. <br />Fenestration throughout the secondary and rear facades consist of double-hung six-over- <br />one wood windows and multi-light wood doors. All windows contain wood framing with a <br />prominent sill. The residence’s west façade contains a brick chimney that is visible from <br />the primary façade. A detached one-car garage is located behind the main residence, <br />near the east property line. It is clad in narrow clapboard to match the main house and <br />contains a front gable with exposed rafter tails and a replacement wood door. <br />Previous alterations to the house include fire damage repair in 1928, a new chimney in <br />1933, reroof in 2004, and the enclosure of the rear patio into a laundry room (date <br />unknown). Other than the relatively minor noted changes, the house appears intact and <br />is in good condition. The property is landscaped with a front lawn and a tall cypress tree, <br />along with a long driveway leading towards the rear, detached garage. Character-defining <br />features of the Yeary House that should be preserved include, but may not be limited to: <br />materials and finishes (clapboard, brick); roof configuration and detailing; massing; <br />original windows and doors; portico; chimney; architectural details such as the braces, <br />attic vent, and porch supports; and garage. <br />Project Description <br />The proposed project consists of expanding the building’s rear at the northwest corner by <br />413 square feet to accommodate a new primary bedroom and bathroom. The number of <br />existing bedrooms (two) will not change. The existing floorplan will be slightly reconfigured <br />to accommodate a new office and tea parlor. An unpermitted rear patio enclosure that <br />currently serves as a laundry room will also be incorporated as a building addition. <br />Additionally, a rear covered patio and open wood deck located at ground-level, will be <br />added to the rear of the building. Lastly, the existing detached garage door will be <br />replaced with a new compatible wood door. <br />The rear addition will require exterior modifications to the rear (north) façade consisting <br />of the removal of two (2) double-hung wood windows, some original siding, and removal <br />of one (1) double-hung wood attic window. Additional attic space will extend over the <br />northwest corner addition as well as over the laundry room, which is set back further <br />south. There will be two new front gables at the rear façade, both of which will incorporate <br />new wood corbels to match existing. The gable roof over the northwest addition, which is <br />lower in height than the main building’s new rear gable, will have a decorative attic vent <br />to complement the original vents throughout the building.
