The following is a review of the findings as they <br />pertain to the applicable criteria: <br />1. A property will be used as it was historically or be given a new use that requires <br />minimal changes to its distinctive materials, features, spaces, and spatial <br />relationships. <br />The project complies with Standard No. 1. The property currently maintains its <br />historic use as a single-family residence. The use is not proposed to change. The <br />interior configuration will remain substantially the same with the addition providing <br />enhanced functionality. <br />2. The historic character of a property shall be retained and preserved. The removal <br />of historic materials or alteration of features and spaces that characterize a <br />property shall be avoided. <br />The project complies with Standard No. 2. The historic character of the subject <br />property will be retained and preserved. The proposed addition has been designed <br />to remove as little historic material as possible and will be located on a secondary, <br />rear façade, where it will not be generally visible from the public right-of-way. The <br />proposed exterior alterations will not alter the primary south (front) façade, or any <br />important spatial relationships that characterize the property. The new roof <br />extension over the northwest addition and laundry room/rear porch will match the <br />main house in material and design. Although a few original windows at the rear <br />and west facades will be removed as part of the project, new windows will be added <br />that will read as non-original but compatible with existing. Additionally, the rear <br />(north) front gable will be rebuilt to accommodate the additions, and a new, smaller <br />front gable will also be added to the rear, and the overall historic character of the <br />property will be retained. <br />3. Each property will be recognized as a physical record of its time, place, and use. <br />Changes that create a false sense of historical development, such as adding <br />conjectural features or elements from other historic properties, will not be <br />undertaken. <br />The project complies with Standard No. 3. The proposed changes will not create <br />a false sense of historical development. The proposed northwest addition will read <br />as a compatible addition to the existing single-family Colonial Revival/Craftsman <br />Bungalow style residence, which will be lower in height than the main house and <br />have a new gable roof to match. The addition along with the laundry room and rear <br />porch will be distinguished through its use of wider horizontal siding. These new <br />features will be designed to be compatible with the existing scale and massing of <br />the residence, yet distinct enough to discern they are new through the use of new, <br /> <br /> <br />
